A pediatric dental practice is leasing 2,300 square feet of retail space at a mixed-use building in Glen Rock, brokers with NAI James E. Hanson announced Wednesday.
The real estate services firm represented 201 Glen Rock Road LLC, the landlord at 201 Rock Road, in the transaction with Glen Rock Pediatric Dentistry LLC. The practice is taking a corner suite within the 30,000-square-foot building, which is home to medical, retail and office space and provides 27 feet of retail frontage at the busy intersection of Rock Road and Glen Avenue.
NAI Hanson’s Randy Horning and Darren Lizzack completed the assignment for the Teterboro-based firm. Masserano Real Estate and Consulting LLC’s Joe Lombardi and John Masserano represented the tenant.
“Over the past couple years, we’ve noticed an uptick in medical users seeking out retail locations to leverage their exposure as a tool to maintain and expand their practices,” Lizzack said. “As we continue to see this strategic move by a number of independent practitioners across a range of specializations, we have noticed a recent increase in the number of dental offices pursuing these highly visible locations as well. We were pleased to leverage our medical office expertise to effectively market 201 Rock Road’s highly visible retail location to these types of users and help our client secure a quality medical office tenant.”
In a news release, NAI Hanson noted that 201 Glen Rock Road is also within walking distance to the Ridgewood Junction train station and offers ample parking in the building’s rear lot.
