A design and construction firm has broken ground on a new industrial project in Piscataway, the future home of a locally based transportation and logistics company.
Premier Design + Build Group, which maintains a regional office in Woodbridge, is spearheading the 50,273-square-foot facility at 20 Constitution Ave. on behalf of MX Logistics. The building will provide both a new trucking hub and offices for the firm, which is currently based in Edison, with completion slated for next summer.
Alexander Frenz is serving as project manager for Premier, working with Project Superintendent Erik Hoermann and David Gasson, its vice president for Northeast operations.
“We’ve been collaborating with the Pereira family since 2018 to help them develop concepts for their future,” said Alexis Graziosetta-Tobias, director of project development for Premier. “MX Logistics had outgrown their existing headquarters. We’ve been exploring these concepts and developing budgets and scenarios to deliver the right solution.”

In a news release, Premier said the new building will be constructed using steel frame, load-bearing precast concrete panels, aluminum storefront and glass and glazing. It will include 10 offices, six restrooms, two huddle rooms, conference space and open workspace for up to 40 employees, with a 32-foot clear ceiling height, 18 dock positions, two drive-in doors and a truckers’ lounge.
Plans also include exterior parking with 58 trailer stalls, 34 tractor stalls and 86 car stalls. Meantime, Premier touted the site’s location 35 miles from New York City and easy access to interstates 287 and 78, the New Jersey Turnpike, the Garden State Parkway and other major highways.
“This project is a major step forward for MX Logistics, our family-owned company whose mission is to offer dependable logistics services to all our customers,” Luis Pereira, vice president of MX Logistics, said during a recent groundbreaking ceremony. “We are excited to have chosen Premier as our partner for this new facility.”
Premier is teaming with Ware Malcomb for architectural design services and Hammer Land Engineering for civil engineering services, according to a news release. Flavio Tamburri of Automation Concepts is serving as consultant and owner’s representative for MX Logistics on the project.
The firm added that MX Logistics is working with Cushman & Wakefield’s Daniel Badenhausen, senior director of brokerage services, while Provident Bank is providing financing. William Ruckert, senior vice president, is the bank’s representative.
