A developer has acquired two parcels in Sparta, where it will build a speculative 30,000-square-foot warehouse within a fast-growing industrial park.
Brokerage firm NAI James E. Hanson announced Thursday that it represented Berardi Developers in the sale of 2 and 4 Aaron Way, part of the White Lake Commerce Park off Route 15. The buyer, a Morris County-based firm, is the latest developer to come to the park in an effort to tap into the growing demand for industrial space in Sussex County.
NAI Hanson’s John Schilp completed the assignment. After being retained in 2019 to facilitate the sale of the 12 lots making up the site, he noted that the last lot is due to close later this month.
Spec industrial buildings at the complex will range from 10,000 to 30,000 square feet, NAI Hanson said. Occupying 31.54 acres along the NYS&W freight rail line, the park consists of 12 subdivided fully improved lots just 12 miles from Interstate 80 and less than five miles from Route 206.
“Just a few years ago, Sussex County was far from front of mind when it came to spec industrial development,” Schilp said. “However, record-high pricing to the east has forced developers and tenants to look to the area to meet their industrial real estate needs. Where once there stood a vacant lot, it has been a pleasure to work with owners and developers for the marketing and sale of these properties.”
