A local developer has acquired the former site of a well-known restaurant in Woodbridge, with plans to redevelop the property with more than 5,000 square feet of new retail space.
RJ Brunelli & Co. LLC, an Old Bridge-based retail brokerage, announced that it has brokered the sale of the former Bud’s Hut property at 906 Route 1 in the township’s Avenel section. Jeff Josell purchased the one-acre site for an undisclosed price, seeking to build a 2,200-square-foot restaurant building with a drive-thru and a separate 3,000-square-foot retail property.
John Lenaz, a senior sales associate with RJ Brunelli, represented both Josell and the seller, Bill McCormack. The firm noted that the property sits at the signalized intersection of Route 1 and Smith Street.
RJ Brunelli also announced recently that Senior Sales Associate Alan Gott inked the sale of a freestanding, 6,600-square-foot retail building at Route 35 and 18th Avenue in Wall Township to Good Friend Electric. The site will become the operator’s first Monmouth County showroom.
Gott represented both the buyer and seller, Mr. Remnant Carpet, in the transaction.
Elsewhere, RJ Brunelli Sales Associate Alexis Fiore represented both parties in a lease that brought New Beginnings to a 4,340-square-foot space at 2542 Brunswick Pike in Lawrence Township, according to a news release. The nonprofit opened earlier this year at the 19,319-square-foot property, joining Concentra Urgent Care and Jacob’s Music Center.
