A developer has tapped NAI James E. Hanson as its leasing team for a project that would bring nearly 167,000 square feet of new industrial space to Montville.
Brokers say the property, located at 65 Route 46, is slated to include 36-foot clear ceiling heights, 21 tailgate loading doors, a drive-in door, modern sprinklers, parking for 85 cars and 25 trailer and truck spaces. That’s likely to appeal to a wide range of users, the agency team said, touting it as a flexible build-to-suit opportunity that allows tenants to customize office and warehouse layouts while benefiting from modern construction and energy-efficient systems.
NAI Hanson Senior Vice President Andrew Somple and Associate Vice President Jessica Curry will oversee the assignment for the proposed 166,624-square-foot project. They noted that the site, which spans 18 acres, provides would-be tenants with quick access to interstates 80, 280 and 287 and location that’s roughly 25 miles from Newark Liberty International Airport, Port Newark-Elizabeth and Manhattan, ensuring strong accessibility throughout the Northeast corridor.
“65 Route 46 presents a unique opportunity for companies seeking a modern, highly accessible location in northern New Jersey and visibility along Route 46,” Somple said. “As demand for high-quality industrial space remains strong throughout the region, opportunities like this are becoming increasingly difficult for users to find in today’s market.”
