12 Aaron Way in Sparta — NAI James E. Hanson
By Joshua Burd
The site of a nearly 15,000-square-foot industrial building under construction in Sparta has traded for $2.1 million, in a newly announced deal by NAI James E. Hanson.
Located at 12 Aaron Way, the property is the latest to change hands in the new White Lake Commerce Park near Route 15. It’s also the latest deal by the seller, LTJV LLC, and by NAI Hanson’s John Schilp, which have teamed in recent years to lease and sell buildings within the complex.
An undisclosed trucking company purchased and plans to relocate to the 14,018-square-foot industrial building.
“The competition for flexible and well-located properties in markets like Sparta continues to grow by the day,” Schilp said. “Once a property such as 12 Aaron Way hits the market, it becomes an instantaneous frenzy of prospective buyers throwing their name in for consideration. Sellers in northern New Jersey are in an incredible position to maximize the value of their assets and we’re thrilled to continue to secure value for our clients in this market.”
Schilp, who represented the seller, said 12 Aaron Way sits on 1.99 acres and will have 21-foot clear ceiling heights, no columns, eight 14-foot drive-in doors and ample on-site parking. The building is also situated in an economic development zone to provide additional flexibility.
NAI Hanson announced the deal Monday while touting Schilp’s ongoing role in the White Lake Commerce Park. That began in 2019 when he was retained to sell the 12 lots making up the property, in a process that has brought several developers to the site to build owner-occupied and spec industrial buildings ranging from 10,000 to 40,000 square feet.
Schilp has also brought several tenants and buyers to the completed buildings already open at the property, NAI Hanson said.
