A joint venture has rented 75 percent of a new 99-unit luxury apartment building in Jersey City after the launch of leasing late last fall.
Built by Park Stone Management and Fields Grade, the property at 244 St. Paul’s Ave. is among the newest additions to the city’s burgeoning Journal Square section. The developers say they’ve appealed to renters with a location that is minutes from the Journal Square PATH Station, along with its upscale interiors and a long list of amenities for residents.
MHS Architecture designed the six-story building off John F. Kennedy Boulevard, known as Le Léo, a collection of studio, one- bedroom and two-bedroom homes with rents starting in the mid-$2,500s, including incentives.
“Journal Square is fast becoming Jersey City’s premier lifestyle destination with plenty of brand new and fashionable residential options,” said Jonathan Feifer, founder and owner of Park Stone Management. “We’re delighted that Le Léo has been incredibly well received in a competitive market where demand is high and inventory is sparse. This building has drawn both Jersey City locals and neighborhood newcomers who appreciate its contemporary design, luxury homes, lively environment and great location.”
The developers are working with The Marketing Directors to lease Le Léo, which boasts a lobby lounge, a high-end fitness center and yoga studio, a resident lounge and co-working space with a conference room, according to a news release. Outdoor spaces include a rooftop terrace with private dining areas and grills, sun loungers, a misting station and firepits with seating.
Choc-O-Pain French Bakery + Café occupies the building’s street-level retail space and is integrated into the lobby lounge.
“Le Léo’s amenity spaces were designed to foster community and encourage socialization among residents while also providing areas for remote working,” said Robert Caulfield, a partner at Fields Grade. “Incorporating Choc-O-Pain into the lobby enhances the resident experience and creates a connection to the neighborhood.”
