The asset and property manager of the three-building, 600,000-square-foot Eisenhower Park campus in Roseland is set to launch a sweeping overhaul of the portfolio.
The Lakewood-based firm, Diversified Management Plus, is now six months into the assignment at 101, 103 and 105 Eisenhower Parkway and is preparing for what it described as a multimillion-dollar renovation of the 51-acre site. Plans call for extensive interior improvements such as a full redesign of the atrium lobby and common areas, along with the addition of a fitness center and an upgraded café at 101 Eisenhower Parkway.
DMP also expects to update the shared lobby and common areas at 105 Eisenhower, while enhancements to outdoor gathering spaces, landscaping, signage and parking lots are already underway.
“We are thrilled to spearhead this ambitious capex project, which will ensure that Eisenhower Park remains a first-class working environment — one that continues to meet the needs of current tenants while attracting new interest,” said Dawn Arrabito, a DMP asset manager.
The project launch follows two high-profile deals this year at Eisenhower Park, which sits directly off Exit 4 of Interstate 280. In April, longtime tenant Brach Eichler LLC renewed its lease at 101 Eisenhower, while expanding by some 9,000 square feet for a total of nearly 56,000 square feet. In January, CSG Law inked a long-term lease to occupy the entire north wing at 105 Eisenhower, which totals 116,000 square feet on four floors, and is completing a major retrofit of the space.
DMP is working alongside Newmark, the leasing agent for the campus. Cushman & Wakefield represented both Brach Eichler and CSG as tenant broker.

And now, we will be working to secure its competitive position by modernizing spaces and improving tenant services.”
With its location off I-280 and proximity to the junction of Interstate 287, Eisenhower Park provides easy access to northern New Jersey’s major thoroughfares, Newark Liberty International Airport and a host of retail, dining, hospitality and entertainment options. Newmark is currently marketing availabilities from 2,500 to around 28,000 square feet.
