An electric bicycle company has subleased nearly 17,000 square feet of industrial space in East Brunswick, in a newly announced transaction by Bussel Realty Corp.
In a news release, the brokerage team said VanMoof USA Inc. will occupy 16,715 square feet at 25 Cotters Lane, which boasts a location that is minutes from the New Jersey Turnpike and Route 18. It is subleasing the space from SR International.
BRC Senior Vice President Jordan Metz, Vice President Eric Koons and Sales Associate Benito Abbate represented SR International. Zimmel Associates represented VanMoof, whose bikes serve nearly 200,000 riders.
“Industrial markets around the country continue to see unprecedented rents and insatiable demand across all asset classes, with central New Jersey industrial asking rents rising some 70-plus percent from one year ago and vacancy rates sub-2 percent,” Metz said. “Our team was able to leverage our local market expertise with current demand, and quickly yield multiple offers for the long-term sublease opportunity at 25 Cotters Lane. It is always a pleasure working with Zimmel Associates, who represented VanMoof, a growing electric bicycle brand, in this transaction.”
In announcing the deal, BRC said the building spans 41,130 square feet and features 18-foot ceiling heights, sprinklers, tailboard loading and drive-in doors.
