A consumer products company has leased 18,000 square feet of office space at Ironside Newark, Edison Properties’ sprawling commercial hub at the site of a historic warehouse.
The landlord last week said Betesh Group, a privately held firm focused on baby care, will move its headquarters to the site in fall 2022. The second-floor space at 110 Edison Place will house two of its brands: Baby Boom, which makes baby care products such as diaper bags and infant-toddler bedding, and Baby Brezza, a manufacturer of infant feeding appliances such as formula makers, bottle sterilizers, warmers and food makers.
JLL’s Tim Greiner and Newmark’s Harrison Russell represented ownership, while JLL’s Amanda Bokman, Dan Spero and Chris Masi represented the tenant.

The new 15-year lease will place Betesh Group alongside tenants such as Mars Wrigley Confectionery, offshore wind energy company Ørsted, design firm Ware Malcomb, law firms Pearlman & Miranda and Robinson Miller and the Edison Properties headquarters. The companies have steadily filled the 456,000-square-foot building since the company completed its restoration of the 115-year-old structure around mid-2019.
The building is adjacent to Newark Penn Station and has direct access to the new city-owned Mulberry Commons Park. Office space at the property is 80 percent occupied, with amenities that include future restaurant outdoor seating and exclusive retail fronting the park, street-level retail along Edison Place, a two-story lobby atrium and a rooftop terrace, among others.
