The Phillipsburg Board of Education has sold a vacant 8,500-square-foot school building in the Warren County town, under a newly completed transaction by NAI James E. Hanson.
The brokerage firm represented Michael Tzezairlidis, the buyer of the former Howell Elementary School, in the transaction at 1 Fairview Ave. Tzezairlidis now plans to relocate his contract embroidery and screen-printing company to the site from Roselle Park, while renovating the main level to provide leasable office space geared toward the arts community.
NAI Hanson’s Joseph Vindigni completed the assignment, touting the site’s location just off of Route 22. Originally built in 1928, the school has been vacant since 2017 and has been on the market since the school board opted to seek a buyer that could breathe new life into the space.
“With deep relationships in the northern New Jersey market and a history extending back over 50 years, our team is uniquely qualified to work on deals like this one,” Vindigni said. “As a New Jersey-based business ourselves, we also possess an unmatched understanding of the needs of local businesses that we leverage to help our clients find the right spaces at fair market value in a variety of locations.”
