A developer has leased more than a third of a new 297-unit apartment building in Jersey City, one of the latest additions to the city’s booming Journal Square neighborhood.
According to a news release, the project by Milton Fantin and the Fantin companies has lured renters thanks in part to its amenities and its proximity to the Journal Square PATH Station. It’s all helped the property at 32 Oakland Ave., known as Overlook Flats, secure 100 leases after hitting the market last fall and welcoming its first residents earlier this year.
The 16-story building has floorplans ranging from studio to three bedrooms, with net-effective monthly rents starting from the $2,700s. The Marketing Directors is the building’s marketing and leasing agent.
“The success at Overlook Flats not only demonstrates the widespread appeal of this signature building, but also Journal Square’s status as one of Jersey City’s preferred residential destinations,” said Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies.
Designed by Michels & Waldron, with interiors by Builders Design, Overlook Flats has a rooftop amenity deck with a pool and hot tub, chaise lounges, grilling areas and other features, while a second landscaped terrace provides firepits, additional picnic areas, a bocce ball court and a pet playground, according to a news release. The property also has a lobby with a double-height lounge and sculptural floating staircase, along with indoor amenities such as co-working spaces, a children’s playroom with a parent’s den, a golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts.
Residents, meantime, are a five-minute walk from the Journal Square Transportation Center with service to lower and Midtown Manhattan, Jersey City, Hoboken and Newark. They also have quick access to shops, restaurants and cultural attractions in the historic neighborhood, including the new Food Story Natural Market offering fresh produce, meats, fish, sushi and prepared hot and cold foods, which recently opened next to the PATH station.
Landscape architect Melillo|Bauer|Carman designed the outdoor areas, the news release said. Overlook Flats, which has been designed to achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, also has a project team that includes JT Engineering as the structural engineer and KEA Engineers as the MEP engineer.
