A developer has completed its first New Jersey project with the delivery of nearly 171,000 square feet of new industrial space along Interstate 195 in Hamilton.
The firm, FRP Development Corp, spearheaded the so-called Logistics Center at Hamilton alongside global real estate manager DWS. The joint venture is now marketing the 170,800-square-foot facility at 600 Horizon Drive, touting a location at the nexus of I-195 and Route 130 and features such as 36-foot clear ceiling heights, 185 parking spaces, 27 trailer positions, 27 dock-high loading doors with 40,000-pound levelers and two drive-in doors.
KBC Advisors’ Marc Petrella, Andrew Siemsen and Michael Kimmel lead the listing team.
“Completing our first industrial development in New Jersey marks an important milestone as we continue expanding our logistics platform into one of the most supply-constrained and strategically important markets on the East Coast,” said Mark G. FRP secured the roughly 15-acre site last fall as part of its acquisition of Altman Logistics Properties LLC. With the project now complete, the firm is pitching the facility to a single user or multiple tenants seeking a modern, high-efficiency distribution footprint in a prime infill location, one that allows them to be within 40 miles of Philadelphia and some 60 miles of New York City.
Other features of Logistics Center at Hamilton include 3,000 square feet of speculative office space, 2,000 amps of power, motion-sensing LED lighting and advanced exterior lighting controls to support operational efficiency, according to a news release. FRP added that the facility has a gold certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, reflecting its commitment to sustainable design, energy efficiency and environmentally responsible construction.
The warehouse is also near a wide range of amenities, including Home Depot, Walmart, Lowe’s, and the United States Postal Service, as well as major logistics users such as Amazon and FedEx nearby. Users, meantime, will have access to Newark Liberty International Airport, Philadelphia International Airport and the ports of New York and New Jersey and Philadelphia, while it’s within a one-hour drive of some 7.8 million consumers and accessible to a strong labor pool in nearby Trenton.
