The owner of a 33,000-square-foot office building in Hamilton has welcomed three new tenants after a series of leases arranged by Fennelly Associates.
In the largest among them, Thrive Financial Services has taken 3,700 square feet at 3840 Quakerbridge Road, part of the Van Nest Office Park near Interstate 295. The other tenants, EmPRO Insurance Co. and Caplin Point Labs, committed to 1,945 and 1,450 square feet, respectively.
Fennelly Associates President Jerry Fennelly represented the landlord in all three transactions.
“Although these businesses operate in different industries and serve different clients, their need for a well-located, modern office is uniform,” Fennelly said. “Despite the difficulties in the broader office market, the strong demand from businesses aiming to tap into Mercer County’s favorable demographics underpins what continues to be a standout local office market.”
In announcing the deals, Fennelly noted that 3840 Quakerbridge Road is less than two miles from the intersection of Route 1 and Interstate 295. Part of a campus that also includes an identical adjacent building at 3836 Quakerbridge Road, the two-story property borders the Van Nest Wildlife Refuge, a 98-acre wildlife management area, and is minutes from the Hamilton train station with direct access to New York City via the Northeast Corridor Line.
Thrive Financial Services is a retirement income planning and investment specialty firm with six financial planners, a staff of 29 and four offices across New Jersey and Pennsylvania, according to a news release. The practice specializes in retirement income planning, investment and risk management, forward tax planning and legacy planning.
Founded in 2020, EmPRO Insurance is a wholly owned subsidiary of Physicians’ Reciprocal Insurers, a New York reciprocal insurance exchange, the news release said. EmPRO’s medical professional liability solutions protect the health care communities of New York, New Jersey, Pennsylvania and Connecticut through services such as risk, malpractice and peer support, while providing customer service and claims defense.
Headquartered in India, Caplin Point Laboratories Limited is engaged in research and development and manufacturing for customers across India, Latin America and Africa. The firm has more than 4,000 product registrations with more than 650 pharmaceutical formulations and over 36 therapeutic sections across the globe.
