Renters have snapped up more than 50 percent of a new 336-unit luxury apartment building in Jersey City, where a development team launched leasing this past spring.
The partners, Fields Grade and Ursa Development Group, say The Devan at 3 New York Ave. has benefited from its location near the Hoboken border and from its program of upscale amenities and social events. That’s all helped drive leasing activity at the eight-story building, designed by Minno & Wasko Architects and Planners, which is a new addition to a former industrial area that’s now a burgeoning residential neighborhood.
Renters at The Devan can choose from floorplans ranging from studios to three-bedroom homes, with net-effective monthly rates starting from $2,816.
“Today’s renter wants an energetic community where they can engage in extended social interaction and build new relationships,” said Rob Giannone, director of development for Fields Grade. “The Devan’s amenity core encourages residents to connect in modern shared spaces that have been activated with fun-filled events and seasonal celebrations. We’ve already had incredible resident involvement and have quickly established a socially cohesive atmosphere at The Devan.”
Fields Grade and Ursa pointed to the role of Ironstate, the building’s management firm, in leveraging high-end amenities to host a robust calendar of resident-only events and activities. That has included a summer pool party and ice cream social, while upcoming seasonal events scheduled for October include a Halloween party hosted on the roof deck and an apple cider and donut fall harvest in the furnished lobby.
“It’s exciting to see residents embrace the vibrant building and fully enjoy all that it has to offer,” Ursa Development Group’s Suzanne Sciarra said. “The Devan’s strong community spirit has been a key factor in our leasing success, which is bolstered by the engaging community events and seasonal activities that bring tenants together.”
Amenities at The Devan, whose interiors were designed by Factioned, include a rooftop lounge with a full kitchen, rentable private rooms and a terrace offering views of the Manhattan skyline, according to a news release. The property also has active and passive courtyards on the second floor and a rooftop with a pool, a sundeck, lounge seating, grilling areas and fire pits, along with individual coworking and group conference spaces and a community hub with a residents lounge, library and meeting spaces.
Renters, meantime, can use a multimedia recording room, a modern fitness center with a dedicated yoga and meditation studio, a recreation and poker room and other spaces. The developers added that the building will offer services such as a package system by Position Imaging, an enclosed parking garage with electric vehicle charging stations and bicycle areas, rentable scooters and a grab-and-go room with home essentials and healthy snacks from Tulu and Farmer’s Fridge.
The Devan is just beyond the southwest corner of Hoboken and about a mile from Hoboken Terminal. Residents have easy access to the transit hub via the building’s complimentary shuttle service, while they’ll also be minutes from the city’s acclaimed downtown and from Jersey City’s own cultural and culinary offerings.
