A new luxury apartment building is hitting the market in Jersey City, bringing another 336 units to a former industrial area that’s now a burgeoning residential neighborhood.
Its developers, Fields Grade and Ursa Development Group, have launched leasing at what’s known as The Devan with plans to welcome residents as soon as May 1, according to a news release. They hope to attract renters to the building at 3 New York Ave. with its upscale amenities and its immediate access to both Jersey City and Hoboken, offering a mix of floorplans ranging from studios to three bedrooms with monthly rents starting from $2,615.
“Embracing the pulse and energy of Jersey City and the neighborhood charm of Hoboken, The Devan sets a new benchmark for contemporary living,” said Rob Giannone, director of development for Fields Grade. “With meticulous design, curated amenities and a prime location, we’re thrilled to offer residents a harmonious blend of urban vitality and local appeal.”
Designed by Minno & Wasko Architects and Planners, with interiors by Factioned, The Devan is just beyond the southwest corner of Hoboken and about a mile from Hoboken Terminal. Residents will have easy access to the transit hub via the building’s complimentary shuttle service, while they’ll also be minutes from the city’s acclaimed downtown and from Jersey City’s own cultural and culinary offerings.
Amenities at The Devan include a rooftop lounge with a full kitchen, rentable private rooms and a terrace offering views of the Manhattan skyline, according to a news release. The property also has active and passive courtyards on the second floor and a rooftop with a pool, a sundeck, lounge seating, grilling areas and fire pits, along with individual coworking and group conference spaces and a community hub with a residents lounge, library and meeting spaces.
Renters, meantime, will be able to use a multimedia recording room, a modern fitness center with a dedicated yoga and meditation studio, a recreation and poker room and other spaces. The developers added that the building will offer services such as a package system by Precision Imaging, an enclosed parking garage with electric vehicle charging stations and bicycle areas, rentable scooters and a grab-and-go room with home essentials and healthy snacks from Tulu and Farmer’s Fridge.
“As developers deeply rooted in this market, we saw The Devan as a unique opportunity to forge a connection between Jersey City and Hoboken for residents,” said Suzanne Sciarra of Ursa Development Group LLC. “Our goal has always been to create a space that not only meets the needs of modern urban dwellers but also enriches the entire community.”
The Devan is among the latest residential buildings in the historically industrial neighborhood just west of the Holland Tunnel. Both developers and Jersey City officials have made major investments in the area to support the thousands of new apartments that have come online in recent years, while residents have easy access to bars and restaurants such as Low Fidelity, Bread and Salt, Corto, Northern Soul and The Alps.
