A developer is set to debut a new 255-unit luxury apartment building in the Paulus Hook section of Jersey City, touting an infusion of rental units in a neighborhood dominated by brownstones
The firm, Fields Development Group, has launched leasing at 207 Van Vorst St. at the property known as Lenox. Located at the southern end of Jersey City’s Hudson waterfront, the building features a mix of studio, one-, two- and three-bedroom apartments and a long list of amenities.
Plans also include more than 7,200 square feet of ground-floor retail space.
“There’s an extreme shortage of spacious, well-designed luxury residences in Paulus Hook, which is primarily a brownstone neighborhood,” said James Caulfield, co-founder and partner of Fields Development Group. “Lenox presents a rare opportunity for the renter-by-choice to lease a residence in what is widely considered to be the most desirable residential neighborhood in Jersey City.”
Amenities and services include a rooftop pool, 24/7 doorman and concierge, automated parking garage and an electronic Hub by Amazon package storage system. Bozzuto Management Co. is overseeing management at Lenox, which was designed by Marchetto Higgins Stieve.
The property is the first of two apartment buildings that Fields, a Hoboken-based builder, is developing on Van Vorst Street between Sussex and Morris streets. Fields is also the builder behind Madox, a nearby luxury community that opened in 2012.
The firm touted the area’s proximity to Newark Avenue, the Grove Street PATH station and adjacent neighborhoods such as Exchange Place, the Powerhouse Arts District and Liberty Harbor. Other amenities at Lenox include a lobby with lounge areas, game rooms and a café, along with a fitness center, transit screens and automated garage parking.
Apartments, which range in size from about 430 to 1,530 square feet, feature high-end finishes and appliances, along with an in-unit washer and dryer and walk-in closets.
