A developer has broken ground in the Monmouth County borough of Allenhurst, where it plans to bring new housing and commercial space to the site of a vacant JCP&L facility downtown.
The builder, Power Station at Allenhurst LLC, is set to begin construction on an initial phase with 28 luxury townhomes that will be within walking distance of the Atlantic Ocean and Deal Lake. The project will take shape as part of a long-awaited development at Main Street and Elberon Avenue — one that also calls for a combined 85 apartment across two neighboring sites — helping to revitalize a neglected area just north of Loch Arbour and Asbury Park.
“Our commitment to beautifying and revitalizing the community is at the heart of this project,” said Michael Abboud of Power Station at Allenhurst LLC. “This marks an exciting new chapter for Allenhurst. The design pays homage to the town’s character and charm while setting a new standard for design and livability along the Jersey Shore.”
The townhomes, designed by Larry Appel, will each span roughly 3,000 square feet and include four bedrooms, private garages and a refined coastal motif inspired by the historic homes that define Allenhurst, according to the developer. Those residents and those in subsequent phases will benefit from the project’s focus on walkability and connectivity, enjoying easy access to the beach, the Allenhurst train station and the borough’s vibrant downtown.
Guided by a land use team led by Craig Gianetti of Day Pitney LLP, the development will also help the municipality satisfy part of its state-mandated affordable housing obligations. That will come despite litigation by a group of residents that sought to block the project, contending in a 2021 lawsuit that it would overwhelm the 0.25-square-mile town.
Yet Abboud’s team is now moving forward, with demolition underway on the east side of the development area to make way for the 28 townhomes. An additional phase will bring a mixed-use building with 62 market-rate units to the west side of Main Street, while a third parcel on Lake Drive will be home to another 23 units reserved as affordable housing.
