ON THE HORIZON
In late 2024, GWG expects to break ground at Fort Monmouth on a 40,000-square-foot flexible warehouse, one of several planned high-profile developments to repurpose the former army base. GWG will manage the site package, lead ground-up construction and advise on the financial impact for this notable addition to the Denholtz Properties industrial portfolio.
PROJECT SPOTLIGHT
GWG’s commitment to value engineering can be seen in multiple projects enhancing the investment portfolio of Denholtz Properties.
Early in 2024, GWG crews completed the core and shell renovation of an aging structure to create a significant Class A commercial office building anchoring the gateway to a revitalized downtown Red Bank. The renovation attracted prominent tenants and led to an increased revenue opportunity.
GWG also strengthened Denholtz’ industrial holdings with the core and shell construction of a 100,000-square-foot flex warehouse in Freehold. Project managers deployed a cost-controlling, cast-in-place and tilt-up construction method to form unique concrete and brick inlay walls that met the town’s aesthetic requirements.
Turnkey construction services are currently underway for a 73,000-square-foot flex warehouse redevelopment project in Bridgewater. The site features a highly advantageous location off Interstate 287, but its asset value was not maximized. GWG engineered the demolition of four existing buildings to repurpose the site for a more modern use. Site parameters demanded the creative use of precast tilt walls, which will be fabricated off site and lifted into place. GWG is providing full site work including stormwater, gas and electric and pavement construction.
