A specialty gas equipment and supply distributor has renewed its nearly 5,200-square-foot lease in Emerson, under a newly announced transaction by NIA National Realty.
The brokerage on Monday announced the deal between SGC Inc. and the landlord at 23 Bland St. SGC occupies 5,173 square feet at the multitenant flex building, which has a loading dock, drive-in doors and light industrial, warehouse and office space.
“The building’s adaptability for a wide range of industrial uses and its location have made it an ideal location for SGD,” said NIA National Realty Vice President Nina Bianco, who represented both parties in the lease. “Decreasing vacancy rates and sustained strong demand makes it difficult to find suitable small and medium-sized industrial or flex spaces in Bergen County.
Bianco has been the leasing agent for 23-27 Bland St. since the early 1990s. With the lease renewal, the building remains fully occupied.
“It requires an experienced agent to help navigate the competitive landscape,” said Roger Gross, president of the Paramus-based brokerage.
