The Hampshire Cos. has attracted two tenants to a Bergen County industrial building, leasing a combined 102,000 square feet in deals by NAI James E. Hanson and The Van Houten Group.
According to the brokerage firms, Elgen Manufacturing is taking 58,000 square feet at the property at 230 West Crescent Ave. in Allendale, while KTR Group Inc. committed to 44,000 square feet. The transactions bring the 112,000-square-foot building to full occupancy, following Hampshire’s acquisition of the property last year from the borough of Allendale.
NAI Hanson’s Michael Walters and Cameron Silverstein and Richard Van Houten of The Van Houten Group represented ownership.
“When we set out to market this property, we knew that its strategic location paired with its ownership by one of the area’s premier real estate operators would make it highly desirable to a wide range of tenants,” said Walters, who also brokered the sale of the building to Hampshire. “We were happy to negotiate both of these leases to bring two high-quality, growing businesses to Allendale and to help to create another investment success story for The Hampshire Companies.”
In a news release, NAI Hanson cited the building’s location between the Garden State Parkway and Interstate 287. Features include 18- to 22-foot ceiling heights, 19 tailgates and three drive-ins, along with a new roof and other recent upgrades by Hampshire.
Elgen Manufacturing, an HVAC and sheet metal manufacturer serving contractors, fabricators, and resellers, is expanding its operations from an industrial space near its Cloister headquarters, the news release said. KTR, which was formerly based in Ho-Ho-Kus, will move its pet supply warehousing and distribution business to the newly renovated Allendale building.
