The owner of a historic office and retail building in Hoboken has brought it to full occupancy, following its recent acquisition and renovation of the nearly 23,000-square-foot property.
The locally based firm, Maridian Properties, said it has signed five new leases at 95 River St. since it closed on the asset in December. That interest has coincided with what it described as a full-scale plan to reposition the downtown building as an upscale, boutique property while preserving some of its unique character, with additions such as custom carpeting, wood floors and designer wall coverings in common areas, along with new wood flooring, lighting and window treatments in office suites and the installation of a modern elevator.
Maridian is also renovating the lobby to infuse the 22,500-square-foot masonry and terra-cotta building with a chic, Manhattan-style ambiance with elegant stone and millwork, the firm said.
“We viewed this as an opportunity to rejuvenate one of Hoboken’s iconic Beaux Arts buildings and transform it into a modern office space situated in a prime location near the PATH and southern waterfront,” said Mario Fini, co-founder of Maridian Properties. “Our vision is to create an appealing environment that caters to a wide range of commercial users, including the tech industry.”
In a news release, the firm noted that 95 River St. was built in 1910 for the Steneck Trust Co. and was last remodeled in 1983. It has since rebranded the building as Lions Gate, a nod to the architecturally distinct frieze of lion heads that decorate its upper façade.
Maridian has sought to capitalize on its downtown location less than two blocks from Hoboken Terminal and one block from Pier A Park and the Hudson River waterfront. Its newest tenants have joined anchor Wells Fargo, while the property is also home to logistics, apparel design, law, real estate development, science and financial firms.
Additionally, the landlord is accepting names for a waitlist as suites become available, citing continued demand for office space in the city.
