A locally based developer and property owner has announced 16 new commercial leases across its Hoboken portfolio, bringing a host of new businesses to the Mile Square City.
The firm, Maridian Properties, said it worked closely with city officials to identify and recruit new merchants and office users to areas that have been hurt by the pandemic. The new businesses that recently opened or will soon open at its buildings include:
- Taco Bell at 38 Hudson Place
- Empyrean Indian Kitchen at 20 Hudson St.
- SouzaFit, a regional restaurant chain, at 517 Washington St.
- Tipico, a sportsbook operator, at 80 River St.
- Essence USA, an internet of things platform developer, at 70 Hudson St.
- Downtown Pain Management, a medical practice, at 80 River St.
- Regenerate SoftWave Therapy, a wellness center, at 70 Hudson St.
- Lantern Publishing at 34 Newark St.
- Rockabill Consulting, a company that serves the affordable and supportive housing development community, at 80 River St.
- Sixth Borough Salon at 133 Madison St.
- Foot & Ankle Premier Specialists, a northern New Jersey physician group, at 70 Hudson St.
- Anchor Therapy, a counseling center specializing in helping children, teens, adults, families and couples, at 80 River St.
- Hudson Smokes, a tobacco shop, at 22 Hudson Place
- Sweat + Glo, an infrared sauna studio, at 80 River St.
- SR Prime Management, a property management company, at 80 River St.
- Neymarc Visuals, a video production studio, at 12-14 Hudson Place
The tenants are among the latest in a portfolio that spans more than 100,000 square feet of commercial space and 200 residential units under management, Maridian said. The firm has signed the leases over the last seven months.
“These lease signings demonstrate that, although the coronavirus pandemic has affected the local economy, Hoboken remains an attractive place to invest and do business,” said Mario Fini, founder and managing director of Maridian Properties. “We look forward to welcoming these new businesses to Hoboken and providing them with a safe, convenient working environment that will allow them to flourish while serving the local community. And we will continue to do everything within our power to support continued business growth in Hoboken.”
He added that the firm worked closely with each new tenant to ensure that it has everything it needs to grow its business, open safely and thrive under current market conditions.

Additionally, Maridian inked a host of renewals in 2020, with tenants including:
- Hit + Run Creative, a full-service production company, at 80 River St.
- The Roost Outpost, a coffee and espresso bar, at 55 1st
- Glam Seamless, a beauty salon, at 80 River St.
- Mathnasium, a math tutoring and homework help learning center, at 706 Washington St.
- Salon Caru at 104 Hudson St.
- iPulse, an iPhone and MAC computer repair service, at 80 River St.
- Elevate Movement & Wellness, a Pilates and Yoga studio, at 159 4th
- Lukin Center for Psychotherapy, cognitive behavioral therapy practice, at 80 River St.
- Passport Health, a company providing passport and visa services, travel vaccines, specialty physical exams and other services, at 70 Hudson St.
- The Pig & Parrot, a Key West-inspired bar and grill, at 77 Hudson St.
Maridian said it has implemented enhanced cleaning procedures and safety protocols throughout its portfolio, as well as policies that make it easier for its commercial and office tenants to meet social distancing guidelines.
