Hilco Redevelopment Partners has secured its first tenant at a new industrial park in Jersey City, inking an 80,000-square-foot lease with a global logistics firm.
According to the developer, DB Schenker will occupy one of three buildings at its HRP Hudson Logistics Park, which spans 705,000 square feet just north of Route 1&9. The facility on Van Keuran Avenue features 36-foot clear ceiling heights. 14 dock doors and two drive-ins, with parking for 60 cars and 19 trailers and 3,000 square feet of office space.
“DB Schenker’s focus on global sustainability, clean logistics and healthy communities is a perfect fit for our transformative redevelopment in Jersey City,” said Andrew Chused, HRP’s chief investment officer. “HRP’s similar commitment to sustainable redevelopment was the guiding focus of the project, and we’re thrilled that DB Schenker shares the same core values.”
JLL’s David Knee, Chris Hile, and Ryan Milanaik of JLL represented ownership in the deal, while Kevin Dudley and Nicholas Klacik of CBRE represented DB Schenker. The transaction follows HRP’s redevelopment of the former Hudson Generating Station coal-fired power plant, which it purchased in December 2018 before building out the 86-acre campus.
Along with improvements to surrounding roadways and infrastructure, the project included resiliency measures such as importing clean soil to raise the park out of the floodplain and solar-ready infrastructure for each building. The other newly completed facilities in the park are 427,155 and 197,277 square feet.

Located within a Foreign Trade Zone, HRP Hudson Logistics Park is also less than four miles from Exits 15E and 16E of the New Jersey Turnpike. The developer noted that tenants will be minutes from Port Newark-Elizabeth and Newark Liberty International Airport, while they’ll have access to more than one-third of the nation’s population within a day’s drive.
