A private investor has sold a more than 10,000-square-foot medical office building in Swedesboro for $2.5 million, in a newly announced deal by Marcus & Millichap.
In a news release, the brokerage team said it represented the seller and procured the buyer of the property at 100 Lexington Road. It noted that the fully occupied, 10,193-square-foot building is anchored by Inspira Health, the South Jersey-based network, while also home to Land O’ Frost for a mix of specialties that include neurology, orthopedics and podiatry.
Marcus added that the site is near a planned residential development and major highways, benefiting from strong regional demographics and proximity to downtown Swedesboro, the New Jersey Turnpike and Philadelphia International Airport.
“The medical office sector continues to demonstrate remarkable stability, fueled by strong tenant retention, aging demographics and growing demand for outpatient services,” said Mark Krantz, a first vice president for investments with Marcus. “Investors are increasingly drawn to health care assets for their consistent cash flow and resilience against broader market volatility.”
Krantz and Derrick Dougherty, investment specialists in the firm’s Philadelphia office, completed the sale. John Horowitz is the company’s broker of record in New Jersey.
