Two tenants have combined to lease nearly 5,000 square feet at a two-building, 208,000-square-foot office complex in Franklin Township, according to Cushman & Wakefield.
The larger tenant, August eTech, leased 3,120 square feet at 200 Cottontail Lane in the township’s Somerset section, C&W said. The managed IT services firm is relocating its headquarters to the property from Hamilton.
Meantime, Tekcon Construction is taking 1,800 square feet to establish a new regional office.
The C&W team of Paul Giannone, Todd Elfand, Kevin Carton and Joe Vacca head the 200 Cottontail Lane leasing team on behalf of the Winter Organization, a New York-based real estate investment management and development company. Carolyn Sica of CBRE represented August eTech.
“The 200 Cottontail campus offers a true oasis in the heart of Somerset,” Elfand said. “This setting, and the property’s exceptional ownership and management, have contributed to steady interest and an uptick in leasing activity.
“The property also offers a highly accessible location just one-quarter mile from the I-287, four-way Exit 12 interchange and within minutes of the region’s abundant retail, hospitality and lifestyle amenities.”
Made up of two adjoining buildings on 14.5 acres, 200 Cottontail has a center courtyard, outdoor seating and a fountain, along with an on-site cafe. In announcing the leases, C&W noted that smaller deals are driving new demand in central New Jersey this year, as is the continued flight to quality in the office market.
“We have seen significant inquiries from smaller tenants like August eTech and Tekcon Construction at 200 Cottontail Lane and we are also receiving calls from midsize and large tenants,” Elfand said. “One of the great things about this building is its versatility and ability to accommodate requirements from less than 5,000 square feet up to 50,000 square feet.”
