The luxury condominium tower known as 99 Hudson is riding a wave of momentum heading into the fall, having secured more than 40 commitments from buyers during the summer months.
COA 99 Hudson LLC, the developer of the 79-story building in Jersey City, announced Monday that it recorded 41 new contracts from June through August. The demand has helped continue the momentum at the waterfront property, the state’s tallest building, even as high-end condo sales have slowed across the Hudson River.
Current prices go from $550,000 to more than $4 million for homes ranging from studios to penthouses of up to 2,500 square feet, the developer said. Buyers have been responding to the offering since early last year, when COA 99 Hudson launched sales alongside The Marketing Directors.
“99 Hudson has successfully tapped into a broad spectrum of buyers which includes those already living in Jersey City, as well as savvy buyers from Manhattan, Brooklyn, Queens and Long Island City who are taking advantage of the iconic building’s compelling value when compared with similar offerings across the Hudson River,” said Xiaocheng Zhou, president of COA 99 Hudson LLC. “The comparative value is further enhanced when considering all that 99 Hudson has to offer, including an iconic design, extraordinary residences, exclusive amenities, unparalleled views, and a vibrant, downtown waterfront location with convenient ferry, rail and car access to Manhattan.”
Designed by Perkins Eastman, the project broke ground in fall 2017 and sits directly across the Hudson River from the World Trade Center. Its architecture is now on full display, following the recent completion of its distinctive limestone and glass exterior.
Plans also call for high-end finishes and Bosch appliances, according to a news release. Meantime, 99 Hudson will have 65,000 square feet of indoor and outdoor amenity space, including a modern, 3,800-square-foot fitness center and yoga and Pilates studio.
The building will offer other amenities such as a game room, golf simulator, screening room with bar, demonstration kitchen and work café. Outside, residents will have access to a resort-style, eighth-floor amenity deck with an 80-foot-by-50-foot swimming pool, private cabanas, indoor and outdoor lounge and dining area with grills, a playground and dog run.
