An office campus in Woodland Park is on the market for sale as a potential redevelopment opportunity spanning more than 30 acres, according to brokers with JLL.
Located at 385 Rifle Camp Road, the property is surrounded by major highways including Interstate 80 and routes 19 and 46. The nearly 33.4-acre site is home to 172,635 square feet of vacant office space across two corporate-owned and -maintained buildings, JLL said, noting that it will be delivered as is.
The brokerage team described the offering as “a unique opportunity for a large redevelopment project, subject to local approvals,” while highlighting the surrounding “affluent area with exceptional regional access and amenities.” JLL’s Jeremy Neuer, Jose Cruz and Ryan Robertson are leading the assignment with analytics support from Shaelyn Nuckel and debt and equity advisory from Thomas E. Didio Jr. and Gerard Quinn.
According to the firm, 385 Rifle Camp Road is within a 10-minute drive of both downtown Montclair and Bergen County’s shopping destinations. It’s also minutes from Montclair State University, St. Joseph’s Hospital and a host of other academic and health care institutions, while it provides access to employment centers such as the Meadowlands, Newark and Manhattan.
