Nearly 80,000 square feet of new warehouse space is coming to a site just north of Newark Liberty International Airport, according to a leasing and marketing team with JLL.
Brokers with the firm announced that the developer, The S.Hekemian Group, has broken ground on the project at 120 Frontage Road in Newark. Slated for completion later this year, the project will add 75,900 square feet of warehouse space to a supply-constrained industrial market in northern New Jersey, boasting quick access to the area’s network of highways.
The JLL team overseeing the new leasing assignment includes Executive Managing Director Frank Recine, Managing Director Brian Golden and Senior Vice President Gary Politi. They will work closely with Peter Hekemian, senior managing director with The S.Hekemian Group.
“This new facility will add much-needed modern warehouse and distribution space to the Newark market, which has been held back by a limited supply of Class A industrial product,” Golden said. “The facility’s proximity to Newark Liberty International Airport, the Port of Elizabeth and the Port of Newark, and its immediate access to Route 78, and the New Jersey Turnpike make this an ideal location.”
Recine noted that the new warehouse will feature a 36-foot clear ceiling height, 19 loading dock doors, one drive-in door and 46 parking spaces.
“The single-story 120 Frontage Road will comprise 75,900 square feet of modern warehouse space,” Recine said. “Demolition has already begun on the existing parking lot and structure, with construction of the new facility expected to be completed later this year.”
