The owners of Morristown’s Headquarters Plaza complex have tapped JLL to manage the three-building, 760,000-square-foot property.
In a news release, the real estate services firm said it will partner with the Olnick Organization and Fisher Development to improve tenant engagement and revitalize the complex’s retail concourse and common areas, among other services. Christina Honthy and Scott Granat will lead the 10-person team on the assignment.
“JLL is proud to have been selected to manage an asset as iconic as Headquarters Plaza,” said Terry Harris, New Jersey market director and chief operating officer at JLL. “Our team is committed to elevating the tenant experience through technology solutions and space activation that serves to create a community within the Headquarters Plaza buildings.”
Located on Speedwell Avenue and just off the Morristown Green, Headquarters Plaza includes office space, a retail concourse, a newly renovated 256-room Hyatt Regency Hotel and conference facilities. On-site amenities include a 10-screen AMC movie theater, a day care center, dry cleaning services, a Hand & Stone Massage and Facial Spa and others offerings, along with existing bars and restaurants and a new sushi restaurant and traditional tavern set to open next spring.
Olnick and Fisher Development recently invested $5 million to renovate the adjacent plaza by adding planter beds, a stage and a large lawn ringed on two sides by seating areas, JLL said, seeking to create a hub for concerts and events within the community. Ownership is also looking to modernize the entrances, interior lobby, cafeteria, parking structure and elevator vestibules to enhance services and increase amenities.
JLL added that Headquarters Plaza has added several new tenants in the first half of 2022, amid continued leasing activity and Morristown’s growing popularity.
“We are delighted to have JLL as our new property management partner to serve our tenants at Headquarters Plaza at a time where Morristown is experiencing high demand for downtown office space,” said Seth Schochet, CEO and president of the Olnick Organization. “JLL’s reputation for excellence and innovative technology platforms will improve our tenant engagement, which was a big part of why JLL was chosen.”
Brian Fisher of Fisher Development added that Morristown “is undergoing a pivotal moment,” prompting the need for “next-level services to support ownership through our repositioning process.”
“JLL’s continuous flow of industry-leading ideas is the complement we need to execute our vision,” Fisher said. “Flight to quality does not only apply to buildings. It applies to management services, as well.”
