A group of technology, publishing and law firms have signed leases totaling more than 40,000 square feet at a Berkeley Heights office building, according to brokers with JLL.
The activity at the 183,312-square-foot building, located at 430 Mountain Ave., includes extensions with IPC Systems Inc. and Mitel Networks Corp., JLL said in a news release. Five other firms — Kiswe Mobile Inc., OnTimeWorks LLC, KML Law Group PC, Treasured Works LLC and BCIP Law LLP — completed new leases at the property.
JLL brokers including Vice President Christopher Conklin, Associate Dan Spero, Managing Director David Stifelman and Senior Vice President Craig Eisenhardt represented the landlord, a fund managed by Guggenheim Real Estate. They worked closely with Avison Young, which provides property management services at 430 Mountain Ave.
“Guggenheim Real Estate made the decision early in 2016 to launch a capital improvement program to update the common areas at 430 Mountain Avenue as well as the building’s landscaping,” Conklin said in a prepared statement. “The effort included improving wayfinding at the building, renovating the lobby, and enhancing the onsite cafeteria and fitness center.
“Guggenheim Real Estate is constantly seeking to adapt the building to meet the needs of today’s office tenants.”
IPC Systems signed a long-term lease extension for 14,296 square feet and will continue to occupy a portion of the first floor of the building, which is minutes from a four-way interchange of Route 78 and close to the New Providence, Murray Hill and Summit train stations. The tenant, a provider of secure, compliant communications and networking solutions, was represented by CBRE First Vice President Daniel Casey III.
Mitel Networks completed a long-term lease extension for 4,127 square feet and will continue to occupy a portion of the fourth floor, the news release said. The global provider of real-time business, cloud and mobile communications was represented by Dina Deutsch, director, and Trevor Patterson, associate director, with Newmark Grubb Knight Frank.
Kiswe Mobile inked a lease for 5,964 square feet on the building’s first floor, JLL said. The provider of live sports content to mobile devices is opening a new location at the building, with Spero serving as its representative.
OnTimeWorks, a cloud benefits management solutions firm, has also leased space on the first floor and will occupy a 6,832-square-foot suite. Lawrence Dickstein, CEO and president of Dickstein Real Estate Services, represented the tenant.
KML Law Group completed a long-term lease for 4,779 square feet and will occupy a portion of the second floor at the building, the news release said. The law firm is relocating to the building from its previous offices in New Providence, with CBRE Vice President Ronald Volk serving as its broker.
Treasured Works, a national print and digital information publisher, inked a long-term lease for 3,046 square feet on the fourth floor at the building.
Meantime, BCIP Law signed a long-term lease for 4,146 square feet and will occupy a portion of the fourth floor at 430 Mountain Ave., JLL said. The law firm is relocating to the building and was represented by Micheal Nieliwodski, associate, and Chris Marx, senior vice president, with Savills Studley.
JLL was selected as exclusive leasing agent for 430 Mountain Ave. and 420 Mountain Ave., a 123,082-square-foot building nearby, in late 2015. With the completion of the seven deals, the firm said it has nearly filled the 52,771 square feet of space that remained available at the two buildings.
