An investment group has purchased a nearly 101,000-square-foot office building some five miles from downtown Princeton, in a newly announced deal by JLL.
Brokers with the firm represented the seller, Gilbane Development Co., in the transaction at 3150 Brunswick Pike in Lawrenceville. A joint venture partnership formed by Simone Realty Inc. paid an undisclosed price for the building, known as Crossroads Corporate Center, which sits at the junction of Interstate 295 and Route 1.
JLL’s Jeremy Neuer, Jose Cruz, Kevin O’Hearn, Thomas Romano, J.B. Bruno and Jason Lundy spearheaded the deal, noting that the 100,925-square-foot complex was built in 1991. The three-story building has undergone several renovations since then, with a two-story lobby, exterior balconies and a high parking ratio.
The property sits on more than 45 acres, which includes a large pond with scenic views, according to a news release. JLL added that it benefits from high visibility and is just south of the 1 million-square-foot Quakerbridge Mall.
