A development group is off to a fast start at a new luxury apartment complex in Jersey City, the first of three phases that will add more than 600 units to a fast-growing neighborhood.
The team of BNE Real Estate Group, Hoboken Brownstone Co. and McKinney Properties joined local officials on Thursday to mark the opening of The Enclave, a 260-unit project at 675 Monmouth St. Located just south of Hoboken and west of the Holland Tunnel, the property is already more than 25 percent leased after launching in early May.
BNE Partner Jonathan Schwartz hailed the demand as “a testament to our residents’ desire to live and share in the growth of this community alongside us,” while noting that the joint venture has already broken ground on the project’s next phases.
“I imagine that in 10 years, we will look back on this time as the early beginnings of a fully developed, flourishing neighborhood, one of connectivity, culture, recreation and economic development,” Schwartz said. “It is one of the greatest rewards that we experience as developers to help shape the communities that we build in for the better.”

Designed by Minno & Wasko Architects and Planners, the long-awaited project has redeveloped the former Van Leer Chocolate Factory site, which sat within an outdated industrial section of Jersey City. The Enclave follows the addition of hundreds of units in recent years by Manhattan Building Co., with plans also for calling for two new public parks that will support the neighborhood.
“There’s not many times that you get to start an entire community and an entire neighborhood from scratch,” Jersey City Mayor Steven Fulop said during a ribbon-cutting ceremony at the building. “And this area of Jersey City certainly presents this opportunity.”
Fulop added that the city’s planning department and redevelopment agency “has really been focused on this area of Jersey City because it is in many ways a blank canvas, so we’re excited about the partnership with all of you and what this area will look like in the next five to 10 years.”
Monthly rents at The Enclave start from $2,300, with a limited-time offer of one month free on a 13-month lease, according to a news release. The upscale property has layouts ranging from studios to two-bedrooms, along with more than 40,000 square feet of indoor and outdoor amenity space and free shuttle service to the Hoboken PATH station.
The Marketing Directors is overseeing leasing and marketing, touting features such as a rooftop terrace with a swimming pool, private grilling areas and an outdoor bar and a fire pit. Other amenities include entertainment lounges, an arcade and game room, co-working spaces and a fitness center with virtual programs, a spin room, indoor/outdoor yoga areas, a private massage room and resident locker rooms.
