Developers have broken ground on the next phase of a mixed-use project in Bayonne, where they are planning more than 650 apartments and some 90,000 square feet of additional retail space.
The joint venture of RD Management LLC and JMF Properties on Monday announced the latest milestone for the 14-acre, waterfront redevelopment site within the city’s former Military Ocean Terminal property. The news follows the completion of the project’s first phase, a 150,000-square-foot Costco store that is part of what’s known as Harbor View Marketplace.
RD Management and JMF are now planning more than 90,000 square feet of new retail space beyond the wholesale store and an 18-pump gas station. The firms are also developing a residential portion in partnership with a third company, Accurate Builders, which will deliver 651 multifamily units as part of a community known as ScenicVue.
The rental units will be spread across two five-story buildings that will include an 820-space enclosed parking garage.
“Harbor View Marketplace caters to families and renters looking for an escape from the city, providing them with a top-tier destination where they can live, work, and play,” said Richard Birdoff, principal and president of RD Management. “We are thrilled to begin the second phase of construction and look forward to introducing the Bayonne community to its new lifestyle center.”
The developers joined Bayonne Mayor Jimmy Davis and other local officials last week for a groundbreaking ceremony. They touted what will be 20,000 square feet of lifestyle amenities highlighted by a rooftop resort-style swimming pool that overlooks the Bayonne Golf Club and parts of the New York Harbor.
The community will also be just steps from a planned ferry terminal with service to Manhattan and will offer easy access to NJ Transit’s Hudson-Bergen Light Rail.
“We’re delighted to take the next step in furthering the transformation of the former Military Ocean Terminal into a premier lifestyle destination and cementing Bayonne’s place among other New Jersey Gold Coast locations,” said Joe Forgione, founder, and principal of JMF Properties. “This partnership is committed to Bayonne, and we’ve delivered on our promise to bring in critical tax ratables and national retail tenants to the City that would trigger the funding of the light rail bridge, waterfront walkway and ferry service to Manhattan.
“We will continue to work with Mayor Davis and the city to realize a collective vision for this emerging neighborhood.”
