A vacant development site in Jersey City’s booming Journal Square neighborhood has hit the market, in a newly announced offering by eXp Realty.
According to the brokerage team, the parcel at 3037-3041 Kennedy Blvd. spans nearly 11,000 square feet and is zoned for a six-story residential building or an eight-story building with residential above ground-floor commercial space. eXp Realty’s Minni Chalana is marketing the site, which is being listed for $6.95 million, following her recent $13 million sale of a White Castle property at 2995 Kennedy Blvd.
She added that the development site should yield a project similar to that of a nearby tract at 42, 44 and 46 Cottage St., which she sold in 2023 for $6.2 million.
“3037-3041 Kennedy Blvd. is a high-visibility site with a lot of potential for mixed-use property, also allowing for an opportunity to add parking at the subsurface level through Skillman Avenue, while it is also located an eight-minute walk to the Journal Square PATH station, the No. 1 transportation hub with direct connectivity to New York City, as well as Newark Airport,” Chalana said. She also noted that it’s a block from Route 1&9 and Route 139, which she said “makes this property a commuter’s dream.”
