The developer of a newly built, 20-unit apartment building in Maplewood has sold the property for $7.6 million, under a deal arranged by The Kislak Co. Inc.
The brokerage firm represented the seller, an affiliate of a longtime client, in its disposition of The Alivia at 479 Valley St. It noted that the buyer, listed as Sunblossom Alivia 479 LLC, is a locally based owner with a strong presence in the market.
Kislak Executive Vice President Joni Sweetwood completed the deal on behalf of 479 Valley Road LLC.
“This is superior quality construction in a desirable transit-oriented location,” said Sweetwood, who has also represented the buyer in past deals. “The purchaser will do well with this property, and it complements the other nearby properties in their portfolio.”
Completed in 2019, The Alivia is a four-story, elevator-served building with 10 one-bedroom units, nine two-bedroom units and one three-bedroom unit. Eighteen of the apartments are market-rate, while two are reserved for lower-income renters.
Amenities include a high-end fitness center, a lounge with outdoor space, gated and covered parking, a virtual concierge and security system and storage lockers, Kislak said. The firm also touted the building’s proximity to downtown Maplewood and neighboring South Orange, each with direct train service to and from New York City, and the well-known downtowns of both municipalities.
