Leasing is underway at a collection of more than 300 upscale, age-restricted apartments in Fair Lawn as part of the latest addition to Kushner’s portfolio of new suburban rental properties.
The project, Livana Fair Lawn, has transformed what was the site of a vacant office building at 19-00 Pollitt Drive, bringing a mix of one- and two-bedroom homes to the market just minutes from both Route 208 and NJ Transit’s Radburn station. Kushner is debuting the property after breaking ground in spring 2022, seeking to lure renters 55 and older with a highly accessible location and a series of resort-style amenities.
Immediate occupancy is available, according to a news release. Monthly rents start at $2,980, with limited-time incentives.

“Livana, which means ‘moon’ in Hebrew, was chosen for its symbolism,” said Nicole Kushner Meyer, president of Kushner. “Like the moon, life moves through many phases. At Livana Fair Lawn, we’ve created a space where residents feel genuinely at home, proud to entertain and confident in the lifestyle they’ve chosen.”
Designed by Minno & Wasko Architects and Planners, the 307-unit property has amenities such as a fitness center, a yoga studio, sauna and steam rooms, an outdoor pool, a private massage room, a bocce court, a putting green and two landscaped courtyards, the news release said. Inside, residents enjoy a club room, a movie and library suite, a conference center, a TULU room for on-demand household items and on-site services such as hair styling and manicure stations.
Kushner will also offer a full calendar of events and social gatherings, which will be spearheaded by an on-site lifestyle manager, the firm said. Renters, meantime, will have quick access to nearby highways and rail service to Hoboken Terminal or New York Penn Station, along with retail offerings such as the Fair Lawn Promenade.
