The owner of nearly 250,000 square feet of industrial space in northern Salem County has picked NAI Mertz as its leasing agent at the property.
Scott Mertz, the president of the real estate services firm, will work on behalf of Stag Industrial to attract tenants to 1 Gateway Blvd. in the Pedricktown section of Oldmans Township. The 245,749-square-foot building, part of the Gateway Business Park that is home to Wal-Mart, Five Below, Goya and UPS, sits just off Interstate 295.
“This is a great property in one of southern New Jersey’s hottest industrial submarkets, making it a highly sought-after location for businesses looking for access to major highways and convenience for employees as they head back to work,” Mertz said. “I have an intimate knowledge of this property and the surrounding area, and plan to quickly bring new tenants to the building.”
The assignment follows Stag’s purchase of the building in 2017, which Mertz brokered. He noted that the property has some 20,000 square feet of office space, multiple building cranes with up to five-ton capacity, two loading docks and 10 oversized drive-ins.
Mertz also said the building can be expanded by 50,000 square feet, with additional loading docks.
