Larken Associates is welcoming two health care users to a Warren County office building after a set of new leases totaling more than 20,000 square feet.
The deals at Greenwich Commons, located in the Stewartsville section of Greenwich Township, include a 10,000-square-foot commitment by Hunterdon Health. The provider will use the space at 1 Greenwich St. to expand its network of more than 30 primary and specialty care practices throughout northern and central New Jersey, including several at other Larken-owned properties.
Victor Kelly of Raider Realty, Larken Associates’ in-house brokerage division, represented the firm in the transaction.
“As we’ve looked to expand our footprint in New Jersey, Larken Associates has been a tremendous partner ensuring we have the space and resources we need to deliver critical care to our growing patient base,” said Kimberly Tennant, chief strategy officer of Hunterdon Health. “We are thrilled to expand to Greenwich Commons and increase the accessibility of our services.”
In the second transaction, Tri County Care Management Organization took 10,217 square feet at the 42,896-square-foot property. Larken noted that the nonprofit, which serves Warren, Hunterdon and Somerset counties, provides children and young adults with support services for behavioral, emotional, social and mental health challenges, as well as developmental and intellectual disabilities and substance abuse issues.
JLL represented Larken Associates in the deal, while CBRE represented Tri County CMO. The organization is also a tenant at Branchburg Centre, Larken’s 109,000-square-foot professional and medical office complex at 3040 Route 22 West in Branchburg.
“We take a comprehensive approach to delivering critical services needed by children and families in our local communities facing challenges in their day-to-day lives,” said James Parauda, CEO of Tri County CMO. “Our new office at Greenwich Commons allows us to expand our reach and continue to make a difference for those in need.”
Larken continues to market some 20,000 square feet at Greenwich Commons, which sits just off Route 22 and a quarter-mile from Interstate 78.
“The health care and human services delivery model continues to evolve in the post-pandemic era,” said Kelly, executive vice president of Raider Realty. “Providers today are placing a greater emphasis on establishing localized treatment centers to better serve their patients. We are proud to deepen our partnerships with Hunterdon Health and Tri County CMO and provide them the additional space they need to support their respective goals.”
