The owner of a vacant bank building in Hamilton has tapped Levin Management Corp. to market the property for lease, the real estate services firm announced Thursday.
In a news release, LMC said the standalone, 2,465-square-foot structure at 537 Route 130 sits on three-quarters of an acre and has several features that it expects to attract a new user. They include a pass-through lane, two drive-through lanes, flexible office spaces, conference rooms and designated areas for customer interactions.
It’s also minutes from interstates 195 and 295.
“Drive-thru buildings have become increasingly sought-after in recent years due to rising demand,” LMC Leasing Representative Fred Younkin said. “Within our current portfolio, we’ve seen significant leasing activity for existing standalone buildings and pad site locations for development, reflecting this ongoing trend. There is significant interest in this space, which is perfect for a range of uses, including financial services, fast-casual or casual dining, medical practices or small office setups.”
Younkin, who is marketing the site on behalf of a past client, added that the property is close to large-scale distribution facilities for FedEx and Amazon, whose combined employee populations generate a significant, built-in daytime customer base for area businesses. It also sits adjacent to retail centers, hotels, restaurants and public transportation options, with a variety of educational institutions, parks and recreational facilities nearby.
The building’s future occupant will be positioned to serve a residential population of about 146,000 within a five-mile radius, the news release said.
