JMF Properties has launched a preleasing program at its new health-oriented, 20-unit residential community in downtown Maplewood, the developer announced Wednesday.
Known as Clarus Maplewood, the rental property is scheduled to open this summer. The project offers would-be renters a home that is steps from cafés, retailers and the Maplewood train station, with direct service to midtown Manhattan.
Along with its upscale amenities, JMF said Clarus has been designed to achieve a designation known as the WELL Building Standard. For multifamily buildings, the designation by the International WELL Building Institute requires they create an environment that helps improve resident sleep patterns, nutrition, fitness and mood.
“CLARUS Maplewood will be unlike any other residential community in New Jersey,” Joe Forgione, founder and principal of JMF Properties, said in a prepared statement. “We developed this project from the inside-out, focusing first on the resident experience and then shaping our overall design around the lifestyle and environment we wanted to create.
“The result is a product that embraces the charm and character of Maplewood while also creating a new standard of living that will withstand the test of time, with a focus on the health and wellness of our residents.”
The wellness-oriented design includes air purification, water filtration, optimized window performance for light control, designated fitness and relaxation spaces, and careful selection of building materials, the news release said. Forgione noted that fewer than 300 buildings worldwide have been certified by WELL, which conducts annual inspections of properties.
“JMF Properties is deeply committed to maintaining the WELL Building Standard for CLARUS year in and year out and continuing to deliver the highest quality homes to its residents,” Forgione said.
The light-filled residences have high-end finishes and appliances, the news release said. All residents will have access to amenities such as fitness center, yoga and spin studio, package center, resident lounge and others features.
The three-story building will also include a 20-car parking garage with an electric car charger, personal storage space for residents, secured bike storage and elevator service. JMF is also planning street-level retail space as part of Clarus, with Starbucks and BCB Bank having signed on as the building’s first commercial tenants.
