Woodmont Industrial Partners has leased up a building in its out-of-state portfolio, landing a new 265,163-square-foot commitment at a distribution center outside Atlanta.
The Fairfield-based company announced that an existing tenant, XPO Logistics Inc., has agreed to expand at 1791 Mount Zion Road in Morrow, Georgia. The top 10 transportation and logistics services firm will now occupy the entire building after initially leasing 254,358 square feet last year.

“XPO’s lease of the entire building is a testament to the strength of this submarket and further proof that our value-add approach was prudent,” said Anthony Amadeo, vice president of asset management and corporate real estate services for Woodmont Industrial Partners. “As we continue our national expansion of our portfolio of industrial properties, we will continue to target assets that meet the immense demand in the market for high-quality product.”
WIP purchased what it calls Mt. Zion Industrial Center in February 2018 and launched a series of major improvements, including new dock equipment, office upgrades, life safety system improvements, floor upgrades, interior and exterior painting and new landscaping. The firm has sought to capitalize on its proximity to the Hartsfield-Jackson Atlanta International Airport and a location less than 20 miles from downtown Atlanta, along with easy access to Interstate 75.
The property, which also has a new roof, features 72 dock doors, two drive-in doors, 22-foot clear heights, a five-inch-thick floor and parking for 110 trailers.
