Two logistics users have combined to lease more than 330,000 square feet in Edison, in a pair of newly announced industrial deals by Lee & Associates New Jersey.
The real estate services firm, which is based in Elmwood Park, on Tuesday detailed the leases by Seawest Logistics and Experior Global. In the larger of the two, Seawest took 168,315 square feet at 3 Kilmer Road as part of an expansion and relocation, under a transaction with Branca Properties.
Lee & Associates’ Crista Governara, Rick Marchisio and Drew Maffey represented the tenant, noting that ownership provided renovations such as five additional loading docks, an upgraded sprinkler system and a newly white-boxed warehouse.
“It was key that Seawest remain in close proximity to their current operations in Edison,” Maffey said. “3 Kilmer Road turned out to be the best option because of the convenient location and Branca Properties’ willingness to work with Seawest and accommodate their needs.”
The firm’s Central Jersey industrial team also represented Experior, a transportation, logistics and storage company, in a 166,425-square-foot commitment at 41 Distribution Blvd. The tenant is moving to the Heller Industrial Parks-owned location from another site in the township, Lee & Associates said, noting that its new home has 25 loading docks, 28-foot clear ceiling heights and some 6,000 square feet of office space.
Ownership has converted the building’s sprinkler system to an early suppression, fast response system and has reconfigured the property to accommodate trailer parking for Experior’s growing third-party logistics business, according to a news release.
