The developer of a new condominium project in Long Branch is more than halfway through construction, having sold 40 percent of the complex’s 47 oceanfront homes.
FEM South Beach Urban Renewal LLC announced recently that the project, known as South Beach at Long Branch, remains on track to be completed this fall. The property continues to take shape along Ocean Avenue, the development team said, with interior and exterior work progressing simultaneously at the two eight-story towers that make up the site.
As part of an update issued late last month, FEM said construction crews were installing floor-to-ceiling, hurricane-resistant glass walls that will provide protection along with ocean views.
“Resilience is central to the design and construction of South Beach at Long Branch which is comprised almost entirely of glass and concrete,” said David Ulassin, president of Cornerstone Construction Services LLC in Somerville, who serves as the project’s construction manager. “The exterior walls are pre-cast concrete panels with a decorative finish. In addition to the use of durable materials, the buildings’ plaza level is 25 feet above sea level, which is considered high and dry, therefore, flood insurance for homeowners is not necessary.”
Inspired by Miami’s iconic South Beach, the property will feature condos with two-, three- and four-bedroom layouts. Each home will be accessible by semi-private elevators and will feature floor-to-ceiling glass that provides panoramic ocean views while withstanding winds of up to 120 miles per hour.
Along with high-end finishes and appliances, residents will have access to amenities such as a saltwater infinity-edge pool, a private dining club, hotel-style guest suites with kitchenettes and a business conference center, FEM said. Plans also call for a grand great room, a 24-hour fitness center and direct access to the beach with cabanas.
“We wanted to create a place close to home that offers luxurious living at its best,” said Mimi Feliciano. “The city of Long Branch is experiencing a major renaissance, and South Beach at Long Branch has set the bar for high-end residential communities in this area, surrounded by restaurants, retail shops and boutique neighborhoods all along the waterfront.”
The design has been led by Miami-based interior designer Steven G and Shore Point Architecture in Ocean Grove, according to a news release. Other key members of the team include Monteforte Architectural Studio in Asbury Park.
South Beach at Long Branch is a little more than seven miles from the Garden State Parkway and a half-mile from NJ Transit’s Long Branch station, with access Seastreak Ferry service to Manhattan available in Monmouth County.
