Mapletree Investments has acquired some 97 acres in Monmouth County with plans to develop nearly 953,000 square feet of new industrial space across two buildings.
According to the firm, the project at 370 Smithburg Road in Manalapan will include buildings of 300,220 and 652,500 square feet, both with 40-foot clear ceiling heights. Plans also call for parking for 366 cars and 141 trailers and 172 dock doors, with completion slated for early 2028 as Mapletree looks to leverage a location near New Jersey Turnpike Exit 8, which provides one-hour access to both New York and Pennsylvania.
Terms of the acquisition were not disclosed.
“Following recent industrial divestments, we’re proud to reinvest in strategic development opportunities like 370 Smithburg Road that expand our national pipeline and reinforce our commitment to the U.S. logistics sector,” said Richard Prokup, Mapletree’s U.S. CEO.

Based in Singapore, the firm currently owns and manages roughly 1.5 million square feet of industrial assets across New Jersey and Pennsylvania as part of an overall U.S. footprint that exceeds 66 million square feet. Its other activity in the region includes a planned 420,262-square-foot facility in Tobyhanna, Pennsylvania, that broke ground last fall and a 250,000-square-foot warehouse that’s under construction in Burlington County’s Westampton Township.
Its new 952,720-square-foot campus in Manalapan will occupy a 96.8-acre site that is within an hour’s drive of major air cargo hubs such as Newark International Liberty Airport and Philadelphia International Airport. It also provides direct connectivity to three of the nation’s busiest seaports — the Port of New York and New Jersey, the Port of Philadelphia and the Port of Wilmington in Delaware — supporting efficient regional and national distribution.
Mapletree added that the project will have electric vehicle charging infrastructure and smart metering technology. The developer is targeting silver certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale.
“Central New Jersey continues to be an important logistics market, and this project builds on Mapletree’s growing development presence in the state as we continue to invest in high-conviction opportunities across the country,” said Chiagorom Osu, head of U.S. logistics development at Mapletree.
The firm last fall also broke ground on two industrial facilities in Chicago — a 149,100-square-foot building at 1360 Schiferl Road and a 312,306-square-foot warehouse at 3600 Houbolt Road. The latter provides direct connectivity to the Joliet Intermodal Center, North America’s largest inland port and home to both the Union Pacific and BNSF Joliet Intermodal Terminal.
Mapletree, meantime, recently completed the 53,995-square-foot expansion of a property at 350 Gills Drive in Orlando, bringing a total of 204,540 square feet of high-quality logistics space to the area.
