ON THE HORIZON
Year after year for the past 40 years, Marchetto Higgins Stieve has experienced growth in the size of our projects. While we continue to see significant business in the suburban 5-story TODs, we have recently broken the glass ceiling with respect to urban high-rise tower projects ranging from 12 to 40 stories. The multifamily residential market in urban locations such as Hoboken, downtown Jersey City and Journal Square continues to be our most productive sector. Three towers in Jersey City recently topped out including 180 Morgan Street, a 41-story residential multifamily building. Liberty Harbor now boasts 88 Regent, a mixed-use 32-story multifamily, and in McGinley Square, a new 16-story mixed-use multifamily known as 55 Jordan will bring over 4,000 square feet of retail space to the neighborhood.
PROJECT SPOTLIGHT
180 Morgan: Located in the Powerhouse Arts District and at the intersection of Marin Boulevard and Morgan Street in Jersey City, a stunning 41-story residential tower is changing the skyline. 180 Morgan is generating 482 residential units, 121 parking spaces, 14,000 sf of amenities and featuring a performance theater and gallery space. Developers, Liberty Harbor Development, The Albanese Group and SILVERMAN, Building Neighborhoods worked with Marchetto Higgins Stieve Architects to design a very distinctive transit-oriented destination. The Grove Street PATH station is a 5-minute walk and the Harborside light rail station and ferry terminal are less than a 12-minute walk. Vehicles also have quick and direct access to the Holland Tunnel.
The seven-story base will not only provide valet parking with two vehicle elevators but will also present the community with a flexible performance space and a fine arts gallery. MHS Architects’ interior designers are working in conjunction with Art House Productions, Inc. to design the 6,250-square-foot interior space.
A unique combination of spandral glass and metal panels are organized to coincide with structure columns and unit demising walls to create an iconic and modern landmark tower. This 41-story reinforced concrete superstructure will become Jersey City’s beacon for the Powerhouse Arts District.
