Marcus & Millichap has negotiated the sale of 120 North Main St., a 15-acre commercial site in Robbinsville, for $4.5 million.
According to Sean Beuche, regional manager of the firm’s Philadelphia office, investment specialists Craig Dunkle and Myra Verma listed and marketed the property on behalf of an undisclosed LLC. The listing team also represented the buyer, with Brian Hosey, Marcus & Millichap’s broker of record in New Jersey, assisting in closing the deal.
“Although we exclusively listed the property at $6 million, and our team received multiple offers at list price, it was sold directly … for a purchase price of $4.5 million because the buyer offered a very aggressive closing timeline that took less than 60 days from contract to close,” Dunkle said. “Since development projects of this size can take approximately two years to get fully approved, the seller considered the (buyer’s) offer and successfully closed escrow on the expedited timeline.”
