An investor has acquired the site of a roughly 25,000-square-foot office and manufacturing facility in Pennsylvania’s Bucks County, in a newly announced deal by NAI Mertz.
The Cherry Hill-based brokerage firm said its team of Jeff Licht and Jared Licht represented the seller, 210 LLC, in the trade of 210 Andrews Road in Trevose. Home to Fraser Optics, which designs and manufactures binoculars and associated equipment, the complex changed hands as part of a Section 1031 like-kind exchange.
Jane K. Betz, trustee of Jane Betz Living Trust, purchased the property for an undisclosed sum. The deal follows Fraser Optics’ lease at the site, which was also brokered by Jeff Licht.
“From its brick exterior to countless interior upgrades to a conditioned under building parking garage, this building projects a great image for any owner and/or user,” Jeff Licht said. “I have been very fortunate to both lease and sell it over the last (seven-plus) years.”
In a news release, NAI Mertz said the building totals 25,080 square feet with an additional 8,040-square-foot interior garage on a 1.32-acre parcel. The space features second-floor office areas totaling 8,000 square feet for senior management, staff and engineering teams, while the remainder has heavy power, 100 percent climate control, one tailgate and two drive-in doors.
