A Swedish mobile gaming company has picked Jersey City for its first U.S. flagship location, leasing more than 5,000 square feet at a historic loft-style building in the downtown.
According to Newmark, the brokerage team for 333 Washington St., LeoVegas is among several new tenants at the renovated, 51,307-square-foot building in the city’s Powerhouse Arts District. The company is leasing 5,300 square feet from HK Organization, the Brooklyn-based owner, and will occupy part of the second floor.
“We believe that the recent leasing velocity we’ve experienced at 333 Washington Street was due to our strong history of providing tenants with unique, modern and high-quality environments,” said Jeremy Frenkel, managing partner at HK Organization. “In addition to the remarkable care we spent upgrading the property, we are looking forward to unveiling the lobby and roof deck renovations for the enjoyment of our diverse roster of tenants.”
Newmark Managing Director Dan Reider spearheads leasing efforts for the property, which functioned as a grain warehouse in the 1920s before being converted to office space in the early 2000s. The brokerage team has completed two other deals since last fall, including a 9,065-square-foot lease by renewable energy provider Soltage and a deal by Interstate Media, which took 1,911 square feet.
“As Jersey City’s premier loft office building, 333 Washington is truly one-of-a-kind in the marketplace,” Reider said. “The building’s industrial loft feel has struck a chord with tenants as they tour through a market of nondescript steel towers.”
Newmark noted that the building has retained much of its original character with the preservation of exposed brick, wood beams and hardwood flooring. Ownership is now completing upgrades such as a renovated lobby with modern industrial finishes, updated elevator cabs and the replacement of the existing roof deck that is shared by the building’s tenants.
Additional features and amenities include plug-and-play furnished space, 12-and-a-half-foot ceiling heights and oversized windows, according to a news release. Newmark is now marketing a 3,284-square-foot, built-out penthouse suite as the last remaining available space at the property.
