NAIDB arranged for the off-market $19.5 million sale of 107 How Lane in New Brunswick, NJ, between an unnamed private owner and Ridgecut Road, the buyer. The 38,000-square-foot, 6.5-acre industrial property is centrally situated within the all-important Central Jersey warehouse/logistics corridor and marks the sixth New Jersey property acquisition for Ridgecut. The logistics-focused real estate investment firm has also appointed NAIDB as the exclusive leasing agent for 107 How Lane.
Poised for re-tenanting, 107 How Lane offers a versatile range of industrial spaces. The property features a 10,300-square-foot terminal facility with 12-foot ceilings and 23 dock doors, a 19,500-square-foot single-story warehouse with 14- to 24-foot ceilings and seven grade doors and an 8,000-square-foot maintenance facility with 14-foot clear ceilings and 13 grade doors. The fenced site also includes dual roadway access, ample parking, an outdoor storage area and abundant lighting.
Strategically located, 107 How Lane provides access to a vast consumer base within a four-hour drive. NAIDB is leveraging the region’s robust infrastructure, including proximity to U.S. Route 1, New Jersey Turnpike Exit 9, Outerbridge Crossing, Goethals Bridge, Newark Airport and the Ports of Newark and Elizabeth, to attract potential tenants. Occupancy is being targeted for Q1 2025.
